Below-grade garages play by different rules

Ridge lots put many Vestavia garages below grade on at least one wall, so we moisture-test every slab before quoting a system; below-grade concrete wicks water that flat-lot garages never see, and the moisture-tolerant polyurea base exists for exactly that condition. That's not a sales line — it's the reason the meter comes out before the tape measure. A coating that ignores vapor fails from underneath, and no topcoat is glossy enough to fix a bond line that never held.

Old Vestavia concrete is usually harder than a new pour — it's had decades to cure — and once the surface is diamond-ground and the cracks are routed and filled, it takes a coating beautifully. The age problem isn't the concrete; it's whatever previous owners put on top of it, which has to come off first.

Same published rate: $5–$9 per square foot. Liberty Park jobs usually land lower in the range because newer slabs need less repair — the address never moves the number, the slab condition does. New-enough pours wait out the 28-day cure rule first.
